How to Create a Successful Santee Transaction
Do you know how buying real estate sucessfully in Santee differs from buying real estate in... oh, let's say Sausalito? How about selling real estate? To be successful in Santee does it require a different set of criteria than selling in Sonoma? The answer is: Yes it does differ and no, the components of a smooth, successful transaction never change. Confusing?
Inconsistently Consistent
Buying and selling real estate in Santee differs because every community is unique. They each have their own personalities, quirks and histories just like people do. To be successful buying and selling real estate in Santee, or any other local, requires that you hire a specialist in that area just as you would hire a medical specialist when it comes to your health. But once you hire someone - the right someone - you will find that the components of a smooth, successful transaction are the same. The key is to partner with a real estate agent that can act as your specialist.
One of the key components of that mythical, perfect transaction is the mortgage consultant (or coach) that your real estate agent recommends. Just as finding the right agent is paramount to local success, hiring the right mortgage consultant can make your transaction enjoyable or make it the biggest source of stress and confusion since they began construction on Rte 52 and tore up Mission Gorge.
Four Part Expectation
This is part one in a four part series on the importance of having the right mortgage coach. In part two I will talk about the expectations a buyer should have and how to make the purchase transaction go as smoothly as possible. The need for the right mortgage advice during a purchase is obvious but you may be surprised by what your minimum standards should be. In part three I will discuss how the right mortgage coach can make a big difference in helping the listing and selling of your home go as smoothly as possible. There are just as many reasons to have a mortgage advisor during this stage of a transaction as when you are looking for financing.
In the fourth and final segment I will talk a little about the importance of maintaining an ongoing relationship with a mortgage coach. We will even see how future transactions can be made more successful by receiving the right mortgage advice on a regular basis.
Conclusion
A smooth transaction requires someone that understands the area in which you are looking to buy and sell. That agent, however, should recommend advisors and consultants that will make up the core part of a consistently successul transaction - whether you enjoy Santee or become curious to see just what Sausalito looks like.

Will I Help Santee Home Buyers?

When Deniese asked me to be a regular contributor to her Santee Home Buying blog, I was a little hesitant. I had a pretty good idea why she asked me, I was just not sure if I could deliver on the promise. More to the point: I was not sure that what I offered would benefit Santee. Let me explain.
I am a Liability Coach, which is a specialist in a very specific area of home mortgages. I consult with and coach those clients that view their finances from the long term perspective of an investor. That is not to suggest that all of them are investors; in fact the majority own only one home: their own. It is simply a mindset. My background as a stock broker and options trader means that I look at a mortgage quite a bit differently from someone who sells mortgages.
I also coach real estate agents. I help them clarify their goals and I share with them the systems they need to achieve those goals while maintaining a balanced life (not nearly as easy as you might think). Blogging is an essential aspect of those systems.
All of which brings me back to the beginning. Based on my two areas of expertise I understood why Deniese asked me to contribute to her Santee Home Buying blog. I hesitated because I did not know how I would benefit her area of expertise: Santee home buyers! In the end the decision was actually based on a simple truth: not knowing how I might benefit someone else is a poor excuse for not trying. My goal going forward is to add value in any way I can. I will certainly provide updates on what is happening to mortgages and why. But I will also post on events in Santee or items I hope will be of interest to Santee home buyers even if it has nothing to do with Santee. Let me know how I am doing.
